Hill-country rain over the old colliery streets

Up in the hills between the Afan Valley and the Llynfi Valley, in Neath Port Talbot, Bryn gets what the weather delivers across the tops. A rooflight on a house here faces whatever the weather delivers across those hills, and the useful questions are the plain ones: where the water goes, what the room does with its own damp, and how easy the glass is to keep clear.

On a pitched roof, the flashing carries the whole argument. A roof window is a hole in the tile or slate covering, and the flashing kit makes it watertight by lapping under the courses above and over the courses below. Wind that drives rain up the slope then meets overlaps in every direction.

On a flat roof, the argument is about slope. The Rainclear installation guide recommends a minimum 5° fall on the kerb to reduce pooling, and a roof that was laid dead level wants that dealt with when a rooflight goes in.

Indoors, kitchens, bathrooms and drying clothes feed damp into the air, and the water collects on the coldest pane. Glazing that meets Approved Document L (Wales) can keep the inner face warmer, though a vent or an extractor that runs on after a shower deals with the root of it.

Glass in the roof is also the glass nobody reaches with a cloth. A coating that makes dirt easier to wipe off is one of the extras VELUX offers on roof window glass, subject to the model and the variant. Ask about it before ordering, if the roof is one you cannot put a ladder against.

From hill farm to colliery village

Bryn is Welsh for hill, and the village stands in the hills between Cwmafan, in the Afan Valley, and Maesteg, in the Llynfi Valley. It is both a village and a community of Neath Port Talbot County Borough. The road from Swansea to the village covers 12.81 miles and heads east, which puts it inside our 30-mile area with room to spare.

Before the village had its short name there was a farm above Meadow Row called Bryn-Troed-y-Garn, which appears on the 1876 Ordnance Survey map. As more incomers arrived, the name shortened to Bryn. Coal explains the arrivals. Deeds from Margam Abbey show the monks working coal measures in or near Bryn around the year 1250, though mining on any scale waited until the 18th century. It is believed that the copper miner at Cwmafan extended its operations to Bryn soon after 1841, when the coal that suited copper smelting was becoming scarcer in the Afan Valley.

The effect on housing was sudden. The 1841 census gave Bryn 111 people, and by 1851 the number was 558. Dwellings rose from 15 to 96 across the same ten years, under a rapid housing programme. The familiar names of that time were Buck Row, Yard Row and Farteg Row, with Wain Row turning into Cross Row and Meadow Row. A mineral railway carried the coal to the copper works, and its bed can still be traced from the Carmel church along Bryngurnos Street and the B4282 towards Cwmafan.

The maps tell the same story, and they leave little doubt about why the village grew where it did. Bryn was, as the Ordnance Survey sheets of the last century show, honeycombed with coal resources, and the houses followed the pits.

Nearby villages and towns where we also work include Pontrhydyfen, Maesteg, Cwmafan and Port Talbot. If you were looking for Bryn near Llanelli, that is a separate village on its own page, Bryn, Carmarthenshire.

Neath Port Talbot Council and the rules that sit behind a rooflight

Neath Port Talbot Council takes planning applications for Bryn homes. Neither the Gower AONB nor its rooflight rule applies at Bryn, so a roof here is assessed without them.

The first test for a house is permitted development, which lets some householder work proceed without an application as long as certain conditions hold. Those conditions are laid out in the Welsh planning guide for skylights. A flat or maisonette has no access to them whatever the roof looks like. A house is not always safe either: an Article 4 direction can take the rights away from it, and so can a condition attached when the house first received planning permission. For a listed house the separate requirement is listed building consent, which is applied for through the local planning authority under the Historic Environment (Wales) Act 2023, with Cadw as the Welsh Government's historic environment service.

Building Regulations come next. A new rooflight means cutting the roof open, so approval generally has to be sought: the council or approver considers the structure and its ability to carry the weight, the energy performance of the glass, and, close to a boundary, how the unit performs in fire. Where the work is notifiable, we handle the Building Regulations notification, whether the council's own building control or a registered building control approver is the body you pick. Our Building Regulations guide for skylights in Wales has the detail.

Energy is the third strand. In Approved Document L (Wales), a roof window should reach 1.4 W/m²K or Window Energy Rating Band B, and a rooflight 2.2 W/m²K. For a rooflight, the calculation covers the entire unfolded area of the unit, so the glass-and-frame area can run larger than the aperture in the roof, and a kerb supplied as one assembly with the rooflight falls inside the 2.2 figure as well.

When it is hard to say whether a particular house is covered, you can ask the planning officers for an opinion, and a Lawful Development Certificate is how that opinion becomes an official record.

Loft rooms, extensions and misted glass in Bryn

A loft conversion lives under the slope, so its roof glass does a lot of work. Opening windows give the room air on a warm evening, and a top-hung or centre-pivot window changes how far the sash swings; the guide to centre-pivot and top-hung windows explains the difference.

Replacing an old window starts with its size. VELUX windows carry a metal type sign on the top of the sash, visible when the window is open, and a code such as MK04 on it gives the window's width and height. For the reading, our walk-through of reading a VELUX size code is the place to go.

Over a flat-roofed side or rear extension there are two choices, a rooflight on the flat or a lantern, and they behave differently in rain. The rooflight is a low unit sitting on a kerb, and it depends on the roof's fall. The lantern drains down its pitched glass onto the roof around it, and its upstand has to be right from the start.

Swapping a window also touches ventilation. Approved Document F (Wales) wants the house to breathe at least as well afterwards as it did before. Where the old frame had no background vents and the house depends on natural airflow, the guidance offers one route: fit vents with an equivalent area of 8,000 mm² or more in a habitable room or kitchen and 4,000 mm² in a bathroom, getting as near as is feasible if those sizes cannot be met.

A landing on the first floor of a mid-century semi can be the dimmest spot in the house, with the loft overhead and nothing on the outside to fit a window into. A sun tunnel brings it daylight through a dome and a tube, and the dome sheds rain at once because it stands up from the tiles. Old glass that has failed is a separate case. A unit that has misted between the panes may need only a new sealed unit, or the whole rooflight may have run its course; why rooflights mist between the panes explains what is going on.

Every job opens with the free survey that comes before any price. A fixed written quote follows it, and a written 10-year workmanship guarantee covers the fitting. To begin, ring 01792 929062 or leave your details here.

Bryn questions on roofs and glass

Are there two Bryns on your list?

Yes. Bryn in Neath Port Talbot falls under Neath Port Talbot Council. Bryn in Carmarthenshire is another village with its own council and its own page, Bryn, Carmarthenshire.

Does the type sign on an old VELUX still tell me its size?

It does. Windows from after 1968 all carry a type sign, which is a metal plate on top of the sash that shows once the window is open. The size code on it, such as UK04, tells you the width and height.

Can the outside of a roof window be kept cleaner?

VELUX sells a coated pane that sheds dirt more readily, and self-cleaning glass is a separate option. Where the window sits is the bigger factor: a pane you can reach cleans in a minute, and one that you cannot may stay grubby for years.

What should I ask about the kerb under a flat rooflight?

Ask whether the rooflight arrives with its kerb as one assembly. If it does, the 2.2 W/m²K limit covers the kerb as well as the glass. Then ask about the fall: Rainclear recommends 5° on the kerb for water to leave the glass. A roof built dead level can be adjusted.

Which opening style suits a loft conversion in Bryn?

With a top-hung window the sash hinges at the top and the bottom edge swings out, while a centre-pivot rotates about its middle. Either opens for air, and the pitch of the roof and the sill height above the floor decide which is comfortable to use. In a conversion with a low eave, how the open sash clears the head matters as much as the glass.

Why does a window that has misted need looking at?

Moisture between the panes usually means the seal around the sealed unit has failed. The first question is whether a new sealed unit is enough or the whole rooflight should be replaced, and the survey answers it. Which way it goes depends on the condition of the frame as well as the glass, and that is judged on the roof.
