Skylights and rooflights in Cwmafan
Cwmafan, in the Afan valley: rooflights picked for a wet day and fitted so the room underneath stays dry and bright.

What a wet afternoon asks of a Cwmafan roof
A village that follows a valley has roofs facing the weather from every angle, and a rooflight has to cope with whichever angle it gets. On a pitched roof the test is wind-driven rain, which can be pushed up a slope as easily as it runs down one. A roof window stays dry because its flashing kit tucks beneath the course above and sits over the course below, so water meets an overlap rather than a gap.
A flat extension at the back of a house has the opposite trouble. Water on a level surface has no reason to leave, so the kerb needs a fall that sends it towards the edge. Manufacturers typically ask for a fall under a flat rooflight, which keeps puddles off the glass and away from the frame.
Inside the house, the damp comes from the household itself. Showers, kettles and drying racks load the air with moisture, and it gathers on whichever surface is coldest. Glazing that reaches the Welsh limit for roof windows keeps the inner pane warmer, and a vent or an extractor that actually runs gives the moist air a way out.
Sound completes the picture. Glass sharpens the patter of a downpour compared with slate or tile, and VELUX offers a rain noise reduction glazing for some of its windows, so a bedroom unit can be specified with sleep in mind.
The glass outside gets its own share of the weather. Dirt collects on a rooflight that nobody can reach with a cloth, which is why the position on the roof matters as much as the product chosen for it.

A village along the Afan
Cwmafan is a large village and community in the Afan valley, inside Neath Port Talbot County Borough. In Welsh, cwm means valley, and Afan is the river that runs through it, so the name simply describes where the village stands. An anglicised spelling of the name exists too.
The 2011 census put the population at 5,615. This was an industrial valley: large copper, iron and tin works stood close by, along with many coal mines. Two roads follow the valley floor, the B4286 through the village and the A4107 along the opposite bank.
By road, Cwmafan is about 10 miles from Swansea, to the east, which is comfortably within our 30-mile radius. We work in Port Talbot and Pontrhydyfen sit in our patch too.
Houses on a valley side meet the weather at different angles, so the roof itself chooses the product before anything else does. On a pitched slope the unit is a roof window that sits flush with the covering. Level roofing above a kitchen or utility room takes glass lifted on a kerb, or else a lantern with its own upstand. A stairwell with a loft above it and no outside wall suits a sun tunnel.
Size follows the roof. A narrow back slope has room for one roof window, and a wide slope can take a pair side by side. Those are patterns for each roof shape and they say nothing certain about your own house, because your roof gets measured at the survey.
Roofs change over the years. A slope gets re-covered, a flat roof gets a new surface, a loft gets boarded out, and each change alters what a new opening can sit on. That is why we look at the roof as it stands today.
Access is worth a thought on any steep slope. A rooflight fitted high up is hard to reach with a ladder, so we weigh its position against how you will open and clean it. Electric opening and glass that sheds dirt are two answers to a window nobody can get at, and both are covered on our electric opening rooflights page.
The first question we ask about a Cwmafan roof is the one the weather asks: where does the water go?

Who decides, and on what
An application for a Cwmafan house goes to Neath Port Talbot Council, the planning authority for the whole county borough. Whether a house needs an application at all turns on conditions laid out in the skylight planning permission guide for Wales. Read it with the address in front of you, because the answer depends on the house as much as on the roof.
The householder rules leave flats and maisonettes out altogether. For houses, a council may withdraw the rights through an Article 4 direction, and the terms of the first planning consent may do likewise. A listed house needs listed building consent for work that touches its special character, under the Historic Environment (Wales) Act 2023, and Cadw, the Welsh Government's historic environment service, recommends which buildings are listed.
A house that sits close to the line between permitted and not is worth asking about before anything is ordered. The council's planning team can offer an opinion. For formal certainty in writing there is the Lawful Development Certificate, a document that is still useful when the house changes hands.
The Building Regulations run on a different track from planning. A fresh opening in a roof generally needs approval as well, because making room usually means the structure is altered, and the roof must then bear the new unit's load. A like-for-like swap of an existing roof window is still building work. Where the work is notifiable we handle the Building Regulations notification with local authority building control or a registered building control approver, and you can pick either body.
Replacing a window brings ventilation into the picture as well. Approved Document F (Wales) expects a home to breathe at least as well after a window swap as it did before. Where the old roof window had trickle vents, its successor should carry vents of no lesser size, operated by hand or on an automatic setting.
Energy sits on the same list. The U-value of a rooflight is measured across the unit's whole developed surface, an area that may exceed the opening cut in the roof. Where the kerb arrives as one assembly with the rooflight, the 2.2 W/m²K limit covers the kerb too. These are the points a survey is there to settle before a figure is written down.

Rooms that want the light
Take the loft bedroom first, because it is where an open window and a change in the weather meet. A rain sensor fitted into VELUX's solar and electric roof windows closes the sash by itself once rain begins, so a room can stay aired while nobody is home. A top-hung sash swings clear of your head when you stand beneath it, and a centre-pivot sash turns over so the outer glass can be reached from inside the room. Both live on our roof windows page.
A bathroom is the hardest test for any roof window. Steam goes straight up to the glass, and warm air meeting a cold pane leaves water behind. An extractor that clears the room properly does most of the work, and glazing that reaches the Welsh limit keeps the inner pane from turning so cold. Choosing the right place on the slope matters as much as choosing the right glass.
Over a kitchen or utility extension the roof is level or close to it. A flat roof rooflight disposes of rain through its fall, and a roof lantern sends it down the glass to the roof around it. In Wales a rooflight should reach 2.2 W/m²K, and the figure that applies to a lantern is something we confirm with the council.
On a landing with a loft above and no outside wall, the dark can last all day. A sun tunnel collects daylight in a small roof dome and passes it down a reflective tube and out through a diffuser overhead. The dome sheds drizzle quickly because there is so little of it, and the diffuser spreads an even light down the stairs.
Glass over a bedroom or a landing raises a fair question about what happens if it ever breaks. VELUX lists a laminated inner pane among its glazing options, a layer designed to stop glass falling into the room after accidental breakage, and the choice is worth making for any window that sits above a bed or a staircase. What is on offer varies by window and by glazing variant, which the survey sorts out.
A unit that has clouded between its panes is a job for new glass, and misted rooflight replacement sits alongside our new installations.
Every one of these jobs begins with a free survey and moves to a fixed written quote, and the 10-year workmanship guarantee goes into writing when the work is done. To start, ring 01792 929062 or book a survey online.
Questions from Cwmafan households
How does a roof window stay dry when rain is blown up the slope?
Through its flashing kit. The kit goes beneath the coverings above the window and over the ones below, so water pushed upwards still meets an overlap. Fitting the kit properly, and checking the courses around it, is the part of the job that matters most on an exposed slope.
Who should I ask about permission for a rooflight at a Cwmafan address?
Neath Port Talbot Council is the planning authority, and its planning team can offer a view on a particular house. Our planning guide for Wales explains the conditions behind the answer, so you know what to ask.
What stops condensation under a bathroom roof window?
Two things work together. Glazing that meets the Welsh limit for roof windows keeps the inner pane from turning cold, and an extractor or vent that runs long enough lets the moist air leave before it reaches the glass.
Is a sun tunnel enough for a landing with no window?
It suits that spot well. A small dome on the roof collects daylight and a reflective tube carries it down to the ceiling. It brings light but it does not open for air, so a bathroom or kitchen with the same problem may want a roof window.
Does it cost anything to have the roof looked at?
There is no charge for the survey. A fixed written quote comes afterwards, and the finished work comes with our 10-year workmanship guarantee in writing. To arrange the visit, use the form.
