Rooflights and skylights fitted in Penybanc
Penybanc neighbours Ammanford, and the rain that reaches it asks the same of every rooflight: send the water away and keep the room quiet.

What a wet week asks of a Penybanc rooflight
A wet week sends water to three places. It runs off the top of the glass, it creeps at the joint between glass and roof, and it condenses on the underside. A rooflight that handles all three suits a wet climate, and each one has its own remedy.
Run-off depends on the angle. A roof window in a steep slope sheds water without help, but glass over a flat roof depends on the kerb beneath it. Manufacturers typically want a fall so water can leave, and Rainclear's installation guide gives a floor of 5° on the kerb. VELUX suits its flat roof dome to pitches of 0 to 15°, and 10 to 20° for its low-pitch roof window, so the roof pitch picks the product before anything else does.
The joint is where workmanship shows. On a pitched roof, a flashing kit tucks beneath the coverings above the frame and rides over those below it. Wind that pushes water up the slope meets that overlap and has nowhere to go.
Underneath, a kitchen or bathroom produces water vapour all day long. It collects on the coldest part of the room, which is frequently the glass. Glass made to the Welsh energy figures holds its inner face at a higher temperature, and a vent or extractor takes the damp air away before it settles.
One more consequence of a wet week is dirt. Streaks of grime build up on glass nobody can reach, and a coating can help. VELUX lists dirt-repellent coatings and Pilkington sells Pilkington Activ for roof glazing, so it is a choice to make before the glass is ordered.
Noise is the last thing to settle. Glass in a roof carries the sound of rain into the room below more sharply than slate or tile would, and a loft bedroom is the room that notices. Some VELUX glazing comes with a rain noise reduction option, depending on the window, and it is far easier to specify at the start than to add once the roof is finished.

Penybanc and its near neighbours
Penybanc lies close to Ammanford, with Tycroes and Saron also close by. Roofs here can be sorted by shape, since the same rooflight question comes up on every one of them: what shape is the roof, and what is under it?
On a pitched slope the answer is a roof window that lies in line with the slope. On a flat roof it is a rooflight raised on a kerb, with enough fall for the rain to leave. Where there is a dark landing and no outer wall to take a window, a dome on the roof with a mirrored tube beneath it can carry light down to the ceiling. A roof window and a flat roof rooflight are the two ends of that range, and between them sit lanterns and tunnels.
A lantern is the exception that needs thought. Brett Martin's technical note for its roof lanterns asks for a builder's upstand of a stated minimum height and advises building it level. A little pitch is tolerated, up to 5°, though the maker warns of a lopsided look.
A wider look at the area is on the areas page. Swansea sits 16.16 road miles from Penybanc, with the village to the north of the city, so it is easily inside our 30-mile road radius. Close by, Ammanford and Saron also feature on our list.
| Roof shape | Product | Main water worry |
|---|---|---|
| Pitched slope | roof window | flashing lap |
| Flat deck | kerb-mounted rooflight | puddling, so a fall |
| Flat with upstand | roof lantern | run-off down the glass |
| Roof void above a landing | light tube and dome | dome shedding rain |

The rules that apply to a Penybanc house
Planning for a Penybanc address goes to Carmarthenshire County Council. For an ordinary house, whether a rooflight needs a planning application depends on its projection, its height and the land the house stands on, and the Welsh planning guide sets out each condition in turn.
Not every home carries the same rights. Householder rights do not cover flats and maisonettes, a council may remove them from a house by way of an Article 4 direction, and a planning condition on a house's original permission can do likewise. A listed house needs listed building consent for any alteration that would affect its character, under the Historic Environment (Wales) Act 2023. Cadw publishes guidance, and the application goes to the planning authority.
Swapping an old unit for a new one has its own rule of thumb. Three cases sit under that heading. A straight swap for the same type is building work, patching a fault is not, and fresh glass in the retained frame is outside the energy rules. Which one a job turns out to be decides the paperwork that goes with it.
Building Regulations are another matter. A new rooflight generally needs approval for four reasons given by gov.wales: the timbers usually need altering, the roof has to bear the glass's weight, the glass has to be energy efficient, and fire performance has to be considered near a boundary. A like-for-like replacement is also building work, though a repair is not.
For the energy limit, Approved Document L (Wales) gives 1.4 W/m²K or Window Energy Rating Band B for a roof window and 2.2 W/m²K for a rooflight, which it defines as a glazed unit on a kerb or upstand. Lanterns are not named in that definition, so one planned for a fresh extension is for the council to answer.
If the loft room is going to be a bedroom, an escape window and the stairway below come into it as well. The details sit in Approved Document B (Wales), and they depend on the house. A loft conversion in a two-storey house normally brings fire-resisting protection down the stairway where none existed, and the regulations guide for skylights covers it. The Welsh energy guidance is also being reissued, with a 2026 edition due on 4 March 2027, and the window and rooflight figures stay as they are.
Where a house is near the edge of a rule, the council's planners can advise. A Lawful Development Certificate puts the answer on record, which helps again when the house is sold.

Choosing glass room by room
Bathrooms come first because steam tests the glass hardest. A new roof window has the Welsh figure of 1.4 W/m²K to meet, and a vent or extractor does the rest. Approved Document F (Wales) also asks that a replaced window leave a home no worse ventilated than before, so any trickle vents on the old unit carry over to the new one.
A bedroom under the roof is about sound and sleep. A solar or electric model with the built-in rain sensor closes its sash when rain starts, so a window left open for air does not let the weather in. See the guide to how rain sensors work.
In a kitchen extension, the flat rooflight overhead needs a fall on its kerb. Pooled water dulls the glass and sits against the frame, and the kerb needs looking at. Where a self-cleaning coating suits the unit, it helps the pane stay clear between showers.
An old unit that has fogged between its panes is a different case. Its sealed unit has failed, and our misted rooflight work covers replacing it. Call 01792 929062 to arrange the free survey, followed by a fixed written quote.
A garage turned into a living space, or a utility room added to the side, raises the same wide-ceiling problem as a back extension: plenty of floor and no wall to light it from. A kerb-mounted rooflight over the centre of the room lights it from above. Where the opening is widened or a new one cut, Approved Document L (Wales) also caps the combined window and door area against the floor area, so the totals are worked out before the order.

Penybanc, answered
Roof window or rooflight: is there a real difference in the rules?
Approved Document L defines a roof window as a window installed in the same orientation as the surrounding roof and in plane with it. A rooflight is a glazed unit installed out of plane with the roof, on a kerb or upstand. The two have different energy figures, 1.4 W/m²K and 2.2 W/m²K, in the Welsh guidance.
A rooflight means a hole in the roof. Will the roof cope?
The framing round the opening usually needs altering, and the roof must bear the extra load, or be strengthened to do so. That is part of why a new rooflight generally needs Building Regulations approval, and why it is looked at on the roof before it is priced.
Is a flat or maisonette treated the same as a house?
No. Nobody in a flat or maisonette holds householder rights, so the council is the first place to ask. Building Regulations are a separate matter and apply as well. A house can also lose its rights through an Article 4 direction or a condition on the original permission, which is worth asking the council about before work is planned.
How far out is Penybanc?
Penybanc lies 16.16 miles from Swansea along the roads, north of the city. Our area stretches a full 30 miles out by road, and the areas page shows where else we work in Carmarthenshire.
Should the old roof window go in the same opening?
It can be the simplest route, because the opening stays and the work is a like-for-like swap. VELUX windows made after 1968 carry a type sign with a size code, and the code gives width and height. If the size has to change, the survey looks at what the roof can take.
Why can nobody quote from a photograph?
A photograph cannot show the structure, the pitch, the way the water leaves the roof or what sits beneath the slates. We survey first, free of charge, and then give a fixed written quote, so the figure rests on what the roof and the room turn out to need. To start, fill in the form.
