Skylights and rooflights in Blaenau, Carmarthenshire
Blaenau, a Carmarthenshire village: where an old roof window is worth reading before it is replaced, and a new one is worth choosing for rain.
Free survey / fixed written quote / Building Control notification handled / 10-year workmanship guarantee
Wet weather and the old window in a Blaenau roof
Some Blaenau roofs already hold a roof window, and the first thing rain does is show how that window is ageing. Seals harden, sashes stick, and a pane that once looked clear turns cloudy between its layers. Replacement can be the simpler route compared with a new opening, because the hole is already cut and the flashing story is already half written.
What the old unit tells you is useful. A water stain on the reveal points to the flashing or the lap against the covering. Drips on a cold morning point to condensation from the room's own damp. A cloudy pane points to a failed sealed unit. Each of those clues leads to a different job.
On a slope, the new unit has to be flashed to suit the covering, with the kit lapping beneath the slates or tiles above and over those below. Wind can lift rain under anything that is cut short, so the lap matters as much as the glass. Where a roof is flat, the issue is standing water and the fall that clears it.
Inside, a new window brings new habits. A pane with better glazing stays a little warmer on its inner face, and a sash that opens lets a room shed its own steam. VELUX lists a dirt-repellent coating and a laminated safety option among its glazing choices; which of them suit a given window varies with the model.
The rain itself is the least of the problem. A well-fitted window on a wet day is a plain pleasure: grey light on the ceiling, the sound of rain softened by the glazing, and nothing dripping.
Choosing between a swap and something new is a matter of the roof as much as the window. A sound opening with a good lap around it takes a like-for-like unit gladly. An opening that has leaked for years may have damp timber around it, and the survey is the point where that gets found, before a price is written down.
It also pays to think about the room under the window. A bedroom wants quiet and fresh air, a bathroom wants a sash that opens and an extractor, and a landing wants nothing more than a steady supply of daylight. Say what the room is for, and the specification follows from it.
| What is above | Typical task | Likely glass |
|---|---|---|
| A worn roof window | swap like for like | a new unit in the old opening |
| A cloudy sealed unit | replace the glass unit | a new pane set, or a whole unit |
| A bare slope | cut a new opening | a roof window, flashed in |
| A dark inner hall | bring light down a tube | a rigid or flexible sun tunnel |

Reading the window already in your roof
Blaenau, a Carmarthenshire village, lies 17.99 miles north of Swansea by road. The 2021 Census counted 412 usual residents in the Blaenau and Cae'r-bryn built-up area. We work there, and in Llandybie, Saron, Penybanc and Capel Hendre as well.
If your roof already holds a VELUX window, the quickest way to find its size is to open the sash and look at the top edge. A metal type sign sits there, and it carries the size code. VELUX lists each code with a width and a height; MK04, for instance, is 78 by 98 cm, MK06 is 78 by 118 cm and UK04 is 134 by 98 cm. Read off the code and you have the width and height, which is all a replacement needs to start from. Windows made after 1968 carry one.
That matters because a like-for-like replacement, one that fits the opening already in the roof, avoids new cutting. Fitting a new window in an existing opening is still building work, but repairing one is not. Swapping just the glass inside a frame that remains does not count as building work under the energy rules.
A code is where the work starts, and the roof around the window may have changed since it was fitted. Slates may have been replaced, battens re-laid or the ceiling lined differently. We check all of that at the survey before drawing up a fixed written quote.
Some windows have no sign left, or a sign that is painted over. In that case we measure the opening and the sash directly, and the code follows from the size.
The same visit covers the things a sign cannot tell us. We look at the inside reveal for stains, press on the timber for softness, check how the sash closes and note whether the glass has clouded. A window that opens and closes freely is a good candidate for new glass alone, while one that has dropped or stuck is more likely to need replacing outright.
Roofs in Blaenau differ from house to house. A neighbour's experience is a hint about what to look for, but the window in your own roof is the one that gets measured.

What a new window has to meet in Wales
In Wales, a new or replacement roof window in an existing home should achieve 1.4 W/m²K, or Window Energy Rating Band B. A rooflight, meaning a glazed unit sitting on a kerb or upstand, should achieve 2.2. Those figures come from Approved Document L (Wales), and they are guidance. A tired window that gets replaced is the moment to meet them.
Where a home has real architectural or historic interest, the guidance allows a fallback of 1.2 W/m²K at the centre of the pane, or low-e secondary glazing. No such fallback exists for rooflights. If your house is that sort of building, the council is the place to start.
Fresh air has its own paperwork too. After a window swap the house should ventilate at least as well as it did before. Where an old window had trickle vents, the replacement should have vents no smaller, controllable by the occupant or automatically, so the old unit is worth reading before the new one is specified.
A window that opens also changes how a room lives. A VELUX window in a loft bedroom, with its rain sensor on an electric model, can close itself when a shower arrives. A roof window can be centre-pivot or top-hung, and the difference matters over a bed or a desk.
There is also a choice between replacing the whole unit and replacing only the glass. A misted rooflight with a sound frame may only need a new sealed unit, while a worn frame with a leaking flashing asks for the whole window. The survey sorts one case from the other.
Choosing the opening style is the last decision. A centre-pivot sash turns on its middle, which lets you reach the outer pane from inside for cleaning; a top-hung sash swings out from the top and leaves headroom clear beneath it. Over a bed or a desk, that headroom is worth having. Over a staircase, the turning sash can be handier. We talk through both at the survey, with your own room in front of us.
Glass only
- the frame stays where it is
- suits a failed sealed unit in a sound frame
- outside the energy rules
Whole unit
- frame, sash and flashing renewed
- suits leaks, worn seals and sticking sashes
- a new roof window should reach 1.4 W/m²K or Band B

Before you apply: three questions for Carmarthenshire County Council
Is this house a house? Householder permitted development covers houses, and flats and maisonettes sit outside it. Has the council removed its rights? An Article 4 direction can do that, and so can a condition on a house's first permission. Is the house listed? Then a rooflight that affects its special architectural or historic interest needs listed building consent, under the Historic Environment (Wales) Act 2023, and the application goes to the council.
With those answers in hand, the rest is in our guide to skylights and planning permission in Wales, which sets out the conditions that apply. The Gower AONB lies elsewhere and plays no part in a Blaenau job.
A swap in an existing opening is the simplest case. A new opening is more involved: forming it usually alters the roof structure, which then has to bear the new unit's weight. For a new rooflight, Building Regulations approval is the normal expectation. Where the work is notifiable, we handle the building control notification, with local authority building control or a registered building control approver of your choosing.
Roof lanterns are a special case, since the glass usually rises well clear of the roof. Over a flat roof that already exists, we expect planning to be needed and confirm it with the council at survey. A lantern designed into a new extension is a question we put to the council.
Behind all of that is a plain sequence. Nothing is charged for the survey, then comes a fixed written quote, and once the work is finished a 10-year workmanship guarantee in writing. Request a survey, or call 01792 929062.
Blaenau, asked and answered
What size is the roof window already up in my Blaenau roof?
Swing the sash open and run a finger along the top edge: a small metal type sign sits there. The code printed on it gives both dimensions, and VELUX publishes a table of every code with its measurements.
Does it cost less to swap a window than to cut a new opening?
A swap in the old opening avoids new structural work, which usually makes it the simpler job. We give no figure until after the survey, and then it is a fixed written quote.
My roof window is cloudy between the panes. What does that mean?
The sealed unit has normally failed. Depending on the frame, the fix is either fresh glass inside the old frame or a whole new window.
Is a replacement roof window held to an energy standard in Wales?
In Wales a new or replacement roof window should reach 1.4 W/m²K, or Window Energy Rating Band B. A new sealed unit in a frame that stays put is outside the energy rules.
Which authority handles a Blaenau house, and how far is it from Swansea?
Carmarthenshire County Council is the planning authority. Blaenau is a drive of 17.99 miles on the roads, lying north of Swansea.
Who writes the paperwork when the glass is replaced?
If Building Regulations need to be told, that notification is ours to handle. Planning, where needed, is a separate application to the council.
Could the new window in my Blaenau loft close itself when it rains?
On an electric model it can. Look at the electric range from VELUX: the rain sensor in its solar and electric windows shuts the sash once rain is detected. A hand-operated window waits for you, which suits a room where somebody is home to close it.
