Skylights and rooflights in Ammanford
Ammanford, Rhydaman in Welsh: loft rooms taking wind-driven rain on the slope, and windows that cope with it.
Free survey / fixed written quote / Building Control notification handled / 10-year workmanship guarantee
Wind-driven rain on an Ammanford loft
Rain is rarely just falling. In a gale it arrives at an angle, and a loft room with a window in the slope is where the angle matters. Water pushed up the roof meets the window frame from below, where a gap is easiest to find and hardest to see.
A roof window is made to take that. The flashing around it overlaps the tiles or slates in layers, so water travelling uphill still meets an edge that sends it back down. The quality of the lap is what decides whether the ceiling underneath stays dry.
On the glass itself, keeping the outer pane clear in a wet climate is half the battle. VELUX lists an easy-to-clean, dirt-repellent coating among its glazing options, and Pilkington Activ is an alternative self-cleaning coating, whose maker names roof glazing among its uses. Pilkington's coating works with daylight, which frees the dirt, and with rain, which rinses it off, a fair match for a wet climate.
Indoors, a bedroom in the roof gets the noise of a downpour more directly than a room with a floor of joists above it. Glazing with a rain-noise option is available on some VELUX windows, and the survey is the point at which to say which room the window serves.
| Property | Roof shape | What to ask about |
|---|---|---|
| Town-centre terrace | pitched, narrow | one roof window, in the slope that faces the rear |
| Semi-detached with spare roof space | pitched, wide enough for two | twin roof windows lighting a loft room |
| House with a dark hall | pitched or flat above | a sun tunnel, run from the roof to the ceiling |
| Extension at the back | flat | a glass rooflight on a kerb |

From the Cross Inn to Ammanford Square
Ammanford is a town in Carmarthenshire, and Rhydaman is its Welsh name. In the nineteenth century the tinplate and anthracite coal trades both grew, and a village took shape around the Cross Inn, which later became known as Ammanford Square. The town is served by the A483 and the A474.
It has a place in Welsh cultural life too, having hosted the National Eisteddfod of Wales in 1922 and again in 1970. The name itself was settled in 1880: a number of public meetings were held that year, and in November it was resolved that the town would be called Ammanford.
At the 2021 census the community had a population of 5,445, and the wider built-up area had 8,285.
Ammanford has a northerly bearing from Swansea and lies 16.91 miles away by road, a distance that suits our working area. The villages round about, Penybanc, Tycroes and Saron among them, get the same service from us.
Roofs vary with house type. In general terms, a terrace has a long, narrow slope at the back, a semi has more width to play with, and an extension at the rear can be flat. None of this says what your own roof is like, so the survey records its pitch, covering and structure directly.
A survey list can cover several kinds of job at once: a bedroom under the roof, a stairwell short of light, a kitchen extension with a plain ceiling. They share one need, which is a decision based on the roof actually above the room and not on a catalogue picture.

Loft rooms, landings and rear extensions
Take the loft first, because it is where a roof window changes the most. A converted loft with no window in the slope is a dim, stuffy place. One or two roof windows turn it into a room with sky in it. The choice between a top-hung and a centre-pivot sash is a choice about where your head and your hands will be: a top-hung sash lifts out and away over the head, whereas a centre-pivot sash turns about its middle so that the outer face comes inside to be wiped. The guide to centre-pivot or top-hung windows sets them side by side.
A bedroom in the roof carries a fire-escape duty that the Welsh guidance spells out, and our roof window Building Regulations guide covers it. We check any proposed window against it at the survey.
Opening is where electric models help. A motor lifts the sash from the wall, which saves climbing on a bed, and on models fitted with a rain sensor the window shuts itself when a squall comes. Read about the options on the electric opening rooflights page.
The stairs come next. Older terraces and semis alike can have a stairwell that depends on borrowed light, and a sun tunnel is the answer that needs the smallest hole in the roof. A dome outside, a mirrored tube and a ceiling diffuser carry light to the dark corner. The tube's route is the question, and the survey settles it.
Behind the kitchen, a single-storey extension usually means a flat roof, and its glass has to give the rain a way off. Glass over a flat roof, set on a kerb, is a matter of fall and outlet; the flat roof rooflights page has the detail. If the room is tall enough to carry the extra height, a roof lantern shapes the ceiling too. Any rooflight in an existing home should reach 2.2 W/m²K, and a roof window 1.4 W/m²K or Band B, under Approved Document L (Wales).
Glass is the other half of the decision. Some VELUX windows offer a laminated inner pane, which holds together after an accidental breakage, and that counts for something over a bed. Double or triple glazing changes how warm the room stays. The rain-noise option is worth a mention for bedrooms. Availability changes from one window to another, and the survey is where we go through what applies to yours.
Replacing an existing window is a separate and shorter job than fitting a new one. VELUX marks each sash with a size code on a metal plate, visible when the window is open, so a matching replacement can be ordered to fit the existing opening. If the old window leaves a damp patch on the ceiling at the flashing, the survey looks at the lap as well as the glass.
Access matters too. Scaffold, a tower or a roof ladder has to reach the slope, and that varies from one house to the next, so the survey notes how the roof can be reached as well as what is on it.
Misted glass is a small matter with a clear remedy. Moisture between the two panes of a unit points to a seal that has failed, and the unit can be replaced without changing the frame when the frame is sound. See misted rooflights for how we decide.
Top-hung sash
- hinged at the top, opening outwards
- swings clear above your head
- suits a window above the bed
Centre-pivot sash
- turns about a bar across the middle
- can be rotated to clean the outer pane from inside
- suits glass that is hard to reach

Carmarthenshire planning and the approvals behind it
Carmarthenshire County Council is the planning authority for an Ammanford address. The Gower AONB does not include the town. For a house, a short list of limits on projection, height and position decides whether a rooflight needs an application, and the skylight planning permission page for Wales has the full wording.
Where a house begins from a different place, the position shifts. Householder rights stop at the door of a flat or maisonette. A council may withdraw them by an Article 4 direction, or attach a condition to a single house's permission. A house on the list of listed buildings needs consent for a rooflight that affects its character, and that consent comes under the Historic Environment (Wales) Act 2023, with Cadw as the Welsh Government's historic environment service.
Where a case is borderline, the planning team can give a view. A Lawful Development Certificate turns that view into a formal record.
On the Building Regulations side, a new opening in a roof generally needs approval from a building control body, since the roof structure usually has to change and the unit has to be efficient. On notifiable work the notification is ours to make. The recipient is whichever you prefer of the council's building control service and a registered building control approver.
The route is a free survey, then a fixed written quote, then the work, with a workmanship guarantee of ten years in writing at the end. To start, ring 01792 929062 or request a survey through the form.
The energy side is the same as anywhere in Wales. Under Approved Document L (Wales), a new or replacement roof window should reach 1.4 W/m²K or Window Energy Rating Band B, and a rooflight 2.2 W/m²K, and the survey checks the proposed unit against whichever figure applies.
Questions from Ammanford
Should a loft window be top-hung or centre-pivot?
Top-hung suits a window above a bed, where the sash needs to swing clear of the head. Centre-pivot suits glass you cannot reach, since it turns so the outside can be wiped from within. The slope, the headroom and the room all feed into the decision, and each is measured or looked at during the survey.
Is Rhydaman a different place from Ammanford?
No. Rhydaman is the Welsh form of the same town's name. The settlement grew up around the Cross Inn, which later became known as Ammanford Square.
Is a Lawful Development Certificate worth getting for a rooflight?
It is worth considering where a house sits near the limits for a rooflight. The council issues it, and it states in writing that the work is lawful.
Can rain get in through a roof window in a gale?
A correctly flashed one is built to resist it. Wind drives water up the slope, and the flashing overlaps the covering so that water meets an edge sloping back down. Where the laps are poor, water finds its way in, and that is the first thing a survey checks on an old window.
How far north of Swansea is Ammanford?
About 16.91 road miles, bearing north. We cover Swansea and everywhere within 30 road miles of it, in Carmarthenshire, Neath Port Talbot and Bridgend.
What decides whether I get a quote?
The survey comes first. After the visit to roof and room, a fixed written quote follows. Ask for a survey slot through the form, or ring 01792 929062.
Why does a replacement unit sometimes cost less than a new opening?
A swap into an existing opening keeps the structure and the flashing line that are already there. A new opening usually means altering the roof structure, framing round the hole and notifying building control, and that is more work. Only the survey can tell you which case your roof is.
