Where the Cennen meets the Towy, rain meets glass

Ffairfach stands close to the confluence of the Afon Cennen and the River Towy. Two watercourses coming together is a reminder of how much water the land around here has to carry, and a roof has the same job on a small scale. Every rooflight is a place where rain either leaves quickly or hangs about.

On a slope, a roof window leans on its flashing. Each piece of the kit is lapped with the roof covering around it, so wind pushing rain up the slope meets overlaps that face the right way. On a flat roof the danger is stillness. A rooflight sitting in a hollow collects a skin of water that never quite drains, and the grime it leaves behind dulls the glass long before the frame shows any age.

The air inside is wet as well. Kettles, baths and drying racks put vapour into a room, and that vapour finds the coldest surface, usually the glass. Glazing that meets the Welsh energy guidance keeps its inner face warmer, and ventilation that works gives the vapour somewhere else to go.

Two options help after that. Noise is the next thing people notice. One of the glazing variants VELUX offers is built to cut the sound of rain, which is worth asking about for a bedroom under a slope. Dirt is the last. For panes no ladder will reach, Pilkington Activ is a coating that Pilkington lists for roof glazing: daylight loosens the dirt and rain washes it away.

Two stations, a poor house and a bridge's quarry

Wikipedia describes Ffairfach as a village, and a small one. It gives the population as 516, citing a 2017 census. In the early 19th century the place was a fair-sized village of about three dozen houses, so the village started from a very small base.

Railways shaped it. Ffairfach railway station is on the Heart of Wales Line, which runs between Shrewsbury and Swansea. The village once had two stations within 300 yards of each other, with a third at Llandeilo. Passengers from the Amman Valley and from Carmarthen usually got off at Ffairfach, because it saved them 1½ pence on the return fare, a sum that meant a great deal in those days.

A bridge links the village to the railway's story too. The stone for the Llandeilo Bridge of 1848 was dug from a quarry beside the signal box at Ffairfach, just below Rock Villa, once tests had shown it was good enough. The Union Poor House dates from about 1839, and the British School opened in 1858 near the Torbay Inn.

Ffairfach is about 23 road miles north of Swansea, comfortably inside our 30-mile ring. Llandeilo and Llandybie are the nearest places we also work in.

The sources we hold say little about the houses of Ffairfach as they stand today. That is why the table beside the radar speaks of house types in general. Cottages, terraces and semis in any part of Wales differ from street to street, and the roof you own can overturn a general rule in a minute. A look at it in person is what turns the table into advice for your home.

A conservation area close by

Planning applications for Ffairfach go to Carmarthenshire County Council. On the Welsh Government's conservation-area map, boundaries named Llandeilo sit about 460 to 530 metres from the point we use for the village. That distance is measured from the middle of Ffairfach and says nothing about any single street, so the exact address is what decides things. The council's conservation areas page is where to check.

It matters because Wales treats these areas differently from England. Inside one, a new rooflight on a house needs a planning application, since permitted development does not cover it there. Outside one, the usual conditions for a house are walked through in our planning guide for skylights across Wales. No part of the Gower AONB covers Ffairfach, which is one layer fewer to think about.

Conservation-area rooflights are a product category of their own. A rooflight made with older buildings in mind is the type to talk through with the planners for a period house, and our conservation rooflights page covers what is on offer.

Councils can take away permitted development rights by issuing an Article 4 direction, and an old planning permission can carry a condition with the same effect. A flat or maisonette never had those rights to begin with. The planners at the council can say how things stand for your address, and a Lawful Development Certificate records their answer before work begins.

Where a house is listed, a separate consent applies. Anything that would touch the character of a building of special architectural or historic interest needs listed building consent from the local planning authority, with Cadw advising. Carrying out the work without it may amount to a crime.

Building Regulations sit in a separate system from planning. Where the work is notifiable, we handle the notification, either with the council's building control team or with a registered building control approver. Approval is generally required for a brand new rooflight, since cutting the opening usually involves altering the structure of the roof, which then has to take the weight.

OLD ROOF:

Choosing glass for a roof you have not met yet

If your house already has a VELUX roof window, replacing it can start with a simple read of the label. The code is printed on a metal plate fixed to the top of the moving sash, which you can see once the window swings open. VELUX pairs every size code with a width and height, and windows from after 1968 all carry one.

An old window that looks tired may only need a better pane. A replacement roof window should meet 1.4 W/m²K or Window Energy Rating Band B under Approved Document L (Wales), and a rooflight on a kerb or upstand should meet 2.2 W/m²K. Where a replacement goes into a home of historic interest and cannot reach 1.4, the guidance offers a fallback of 1.2 W/m²K at the centre of the pane, or low-e secondary glazing.

Dark hallways are a different problem. A sun tunnel is a dome on the roof joined to a ceiling diffuser by a tube that bounces daylight downwards. It takes up very little roof, so it fits a hall with a loft above it.

Rain is where an opening roof window can earn its keep or let you down. The electric and solar roof windows in the VELUX range carry an integrated rain sensor, which closes the sash on its own once rain falls. The electric opening rooflights page goes through how that works.

Faults come in two forms. If fog has formed inside a sealed unit, the unit has let go, and replacing misted rooflights deals with it. If water appears around the frame, the cause is likely to lie outside the glass, in the flashing or the fall, and it takes a look from the roof to find which.

Where glass goes in the house shapes how it behaves. A rooflight over a bath meets steam every day. One over a stairwell sees almost none, and one on an extension faces more rain than any wall window. The same product can suit one position and struggle in another, which is why the position is the first thing we look at.

Three smaller rules sit behind any replacement. If the old window had trickle vents, the new one needs vents at least the same size, and a bathroom is no place to lose them. Glass in a wall or partition within 800 mm of the floor counts as a critical location under Approved Document N, the Welsh part that covers glazing safety. And a roof window that serves as an escape route has to be made and placed as an escape window, which the roof windows page explains.

Replacing like for like

  • the size code points to a matching unit
  • the energy limits still apply to the new glass
  • repairing the old one is outside the rules

Cutting a new opening

  • usually means altering the roof structure
  • approval is generally needed
  • planning rules depend on the address

Asked in Ffairfach

Is Ffairfach affected by the Llandeilo conservation area?

The mapped boundary lies a few hundred metres from the village reference point, which says little about individual houses. If your house stands inside it, a new rooflight needs a planning application. Carmarthenshire County Council can show where the line runs at your address.

Which authority gets a Ffairfach planning application?

Carmarthenshire County Council. It also runs a building control service, and you may choose a registered building control approver for the Building Regulations side instead. The decisions are separate, so each body deals only with its own. One looks at how the roof will appear and what it does to the area; the other looks at how the work is put together, and neither can stand in for the other.

Where is the size code on an old VELUX window?

Swing the sash open and check the top edge for a small metal plate. The size code on it gives the width and the height of your window, and the plate is found on all VELUX windows built after 1968.

What does a roof window have to achieve on energy?

Approved Document L (Wales) is guidance, and it says a new or replacement roof window should reach 1.4 W/m²K or Window Energy Rating Band B. A rooflight on a kerb or upstand should reach 2.2 W/m²K. Which product meets the figure in your opening is a question for the survey.

Where does a sun tunnel suit a Ffairfach house?

It suits a landing, hall or bathroom with no outside wall and a roof above to take the dome. The tube's route between roof and ceiling gets worked out when we see the loft.
