Loft windows and sideways rain in Grovesend
Water finds the weakest line on any roof, so a rooflight earns its keep at the joints: where the frame meets the slope, where the kerb meets the flat roof, and where the glass meets the frame. A wet week in Grovesend tests all three.
Wind makes a pitched-roof job harder. Rain driven up a slope runs under any covering that is short or loosely lapped, which is why a roof window arrives with a flashing kit that has to interleave with the tiles or slates around it. Fitted properly, rain that comes in sideways is turned away at the lap.
A loft bedroom adds a second question: what happens if the window is open when the weather turns? Some VELUX roof windows, the solar and electric ones, come with a rain sensor that closes the sash itself once rain starts. Air the room in the morning, go to work, and the window deals with the afternoon.
Condensation is the quiet problem. Breath, steam and a clothes airer all put moisture into the air, and the coldest surface in the room collects it. Glazing built to the limits in Approved Document L (Wales) keeps the inner face warmer, and ventilation gives the moisture somewhere to go. Trickle vents or an extractor that runs for long enough shorten the time a pane stays misty.
Dirt is the last of it. Rain streaks on glass that nobody can reach stay where they are. VELUX list a dirt-repellent finish that makes cleaning easier among its glazing options, and it is worth asking about for a rooflight that sits high or far from a ladder.
| Type of house | Roof | Rooflight to ask about |
|---|---|---|
| Older terrace | pitched, slate | one roof window over the back bedroom |
| Bungalow | pitched, tiled | a sun tunnel for the hall, roof windows for loft rooms |
| House with a flat-roofed extension | flat, raised kerb | a flat rooflight, or a lantern for a bigger room |
| Dormer or loft room | pitched or flat | centre-pivot or top-hung roof windows |

Pengelli, a village in Grovesend and Waungron
Grovesend is a village, and its Welsh name is Pengelli. It sits in the community of Grovesend and Waungron, which the Welsh calls Pengelli a Waungron, and it belongs to the City and County of Swansea. Grovesend stands 8.26 road miles out of Swansea to the north-west, which puts the village inside the 30-mile radius we work to.
Close neighbours include Pontlliw, Gorseinon, Penllergaer and Tircoed, all of which we also cover.
A village is usually a mixture of roofs, so it helps to start from the roof and not the street. Three questions come ahead of any choice of product. What shape is the roof over the room? What does the room do, since a bathroom, a bedroom and a landing ask different things of glass? And how does the weather reach that roof, whether over open ground or over the top of the house next door?
For a pitched roof, the answer is usually a roof window, which lies in the plane of the slope. It can be set low enough to give a view of the sky from a bed or a chair, or higher to bring light down a stairwell. Where the room below has a loft over it and no outside wall, a sun tunnel does the job with a small dome outside and a diffuser in the ceiling.
For a flat roof, the answer is a flat rooflight sitting up on its kerb, or, where the room is big enough, a lantern rising from an upstand. Both stand above the roof, so the roof around them has to drain. That one fact explains most of the care that goes into a flat-roof job.
None of this needs a long list of house types. Roof shape, room use and exposure settle the choice whatever the age of the house, and a visit to the roof is where all three get read.
The direction a slope faces matters too. It changes how much of the day the room below gets direct sun, and how much glare a bedroom or a kitchen has to put up with. A roof window can take a blind, and an electric one can take a blind that moves on its own, so a south-facing slope is a question of choosing the fittings as much as the glass. A north-facing slope brings an even light with little change through the day, which suits a room where you read or work.

Swansea Council, and the rules a rooflight meets
A planning application for a Grovesend house is decided by the City and County of Swansea Council. Grovesend is not inside the Gower AONB, which matters because the AONB changes the planning rules for rooflights.
Outside protected land, a house may be able to take a rooflight without an application, depending on how the unit sits on the roof. The detail lives in the planning guide, and it is worth a read before the roof is marked up.
Flats and maisonettes cannot use the householder route at all. A house can lose it too: the council may have made an Article 4 direction, or the original planning permission may carry a condition that removes it. Listed houses need listed building consent from the council for a rooflight that touches their special character, which the Historic Environment (Wales) Act 2023 now governs, and Cadw explains the process on its listed building consent page.
When the rules leave you unsure, the council’s planning team can tell you how it reads your case. A Lawful Development Certificate goes a step further and gives formal certainty, which is a sound thing to hold before building work begins.
Building Regulations are the other half of the paperwork. A new rooflight will generally need approval from a building control body, as the Welsh Government’s note on roof lights explains. In Wales there are two kinds of body: local authority building control and a registered building control approver. You can pick either. If the job is one that has to be notified, we make the notification for you.
Loft rooms bring one more rule into play. A roof window that serves as the emergency escape from an upper room has to meet size and height conditions in Approved Document B (Wales), so say at the start if a loft room is meant to be a bedroom.
The energy rules are part of it as well. A roof window that is new or replacing an old one should have a U-value no worse than 1.4 W/m²K, or a Window Energy Rating of Band B. A rooflight, meaning a glazed unit on a kerb or upstand, should reach 2.2 W/m²K. Approved Document L (Wales) is the source for both.

Four rooms, four ways of letting the light in
Start at the top of the house. A room under the roof can take light straight from the sky, and the window can be top-hung, so the sash swings out above your head, or centre-pivot, so it turns for cleaning from inside. Our roof window page compares the two. For a window you cannot reach to shut, electric opening and its rain sensor take the job off your hands.
Then the hall. A hallway at the core of the house can be dark at noon, and a loft above it rules out a roof window. A sun tunnel passes the daylight down a reflective tube. A drizzly day gives the hall a soft, grey light, and nothing about the tunnel needs opening or closing.
The kitchen is next. The extension behind the house, under its flat roof, can be the brightest room there is, with a rooflight over the table. A flat roof rooflight gives an even spread of light, and a roof lantern gives height as well. Both ask the roof to drain properly, and Rainclear’s guide recommends a kerb tilted by at least 5°, to limit pooling at the frame.
The bathroom comes last, and it is the hardest test. A roof window above the bath lets steam climb straight to the glass, so the inner pane should stay warm and the extractor should run on. VELUX also list a laminated inner pane among their glazing options, which holds together if the glass is ever broken by accident.
A flat roof outside a first-floor door raises another idea. A walk-on rooflight sits in the roof surface and lets daylight drop into the room underneath, while the roof above stays usable as a place to stand. That suits a terrace or a small flat roof where a raised dome or lantern would be in the way.
One more case deserves a mention. A rooflight with moisture trapped between its panes has lost its seal, and the sealed unit needs replacing. We do that work, and misted rooflights explains how it goes.

Grovesend, in short
Is Grovesend the same village as Pengelli?
Yes. Pengelli is the Welsh name for Grovesend, and the community around it is Grovesend and Waungron, or Pengelli a Waungron in Welsh. We use whichever name you do.
Who handles planning for a Grovesend house?
The City and County of Swansea Council. It decides planning applications, and it also runs a building control service, though a registered building control approver is the alternative for the Building Regulations side.
Can the noise of a downpour on a roof window be cut down?
Sometimes. VELUX has a rain noise reduction pane among the glazing choices for some windows. Say which room the window is for, and the glazing can be chosen with that room in mind. A bedroom under the slates is the obvious case, and a kitchen with a lantern overhead is another.
What decides whether a flat rooflight suits my extension?
The roof underneath it. Rainclear tells installers to slope the kerb by at least 5°, which cuts down pooling, so the way the roof drains matters as much as the glass. A survey shows how yours is built.
Will you price a rooflight from photographs?
The price follows a free survey, because a photograph cannot show how the roof is built or what is under it. After the survey you receive a fixed written quote, and the 10-year workmanship guarantee is given in writing. Send us a survey request.
How far out of Swansea do you work?
Our radius is 30 road miles from the city. Grovesend is 8.26 road miles out, well within it, and the circle reaches into Carmarthenshire, Neath Port Talbot and Bridgend as well. Pontlliw, Gorseinon, Penllergaer and Tircoed all lie close by.
