Wet days on a ledge above the Burry Estuary

Pwll is a small coastal village between Llanelli and Burry Port, on a narrow ledge above the tidal Burry Estuary. The village looks across the water to the Gower Peninsula, and a roof that faces such an open view faces open weather as well, so the questions about glass in it are about wind, wet and upkeep.

A roof window leans on its flashing. The pieces overlap the covering in a way that sends water outward at every edge, and a gust that pushes rain up the slope has to get past several laps before it reaches the frame. That arrangement is what to ask about first, ahead of the glass.

Over a flat extension the weather behaves differently. Rain collects in the low spots, and a kerb with no fall holds a pool against the frame. Rainclear gives 5° as the lowest kerb slope it advises for that reason, and a roof that was laid level needs the fall built in before the rooflight goes on.

The kitchen is where steam meets glass. Cooking, kettles and a dishwasher put moisture in the air, and the coldest pane takes it. Glazing built to Approved Document L (Wales) can keep its inner face warmer, though an extractor and an open vent do the real work of moving damp air out.

A bedroom that faces the water hears the rain, and a roof window over a bed puts the sound close to the pillow. Among the glazing choices on VELUX roof windows is rain noise reduction, and which models offer it varies, so the bedroom window is the moment to ask about it by name. Maintenance is part of the weather question near the water. Cleaning a rooflight is simple when you can reach it, so it helps to place the glass where a cloth on a pole will get to it, or to ask about a self-cleaning finish, which uses daylight to loosen dirt and rain to rinse it off.

A coastal village between two towns

Pwll is a small coastal village, set between Llanelli and Burry Port in Carmarthenshire. It sits on a narrow ledge above the tidal Burry Estuary and has panoramic views across the water to the Gower Peninsula. The Millennium Coastal Path runs through it, a thirteen-mile traffic-free greenway that connects Bynea to Pembrey.

On 17 June 1928 the aviator Amelia Earhart landed near the village in a Fokker F.VIIb/3m, after flying exactly 20 hours and 40 minutes non-stop from Newfoundland. The flight was the first transatlantic crossing by a woman, and a blue plaque along the coastal path commemorates it. Earhart said afterwards that she had been just baggage, like a sack of potatoes, and added that maybe someday she would try it alone. In 1932 she completed her solo transatlantic flight.

Seen from Swansea, Pwll lies to the west. It is 13.73 miles along the road, a distance that keeps the village inside our 30-mile working area. The places nearest to it that we also cover are Llanelli, Burry Port, Five Roads and Trimsaran.

On the houses, we can speak only in general. Homes on a ledge above the water can be arranged to look out over it, with their biggest windows on that side. The roof offers light from the other direction, and a rooflight or roof window above a room brings the sky in without touching the view.

Carmarthenshire planners and a view of Gower

A Pwll application goes to Carmarthenshire County Council. Gower is the neighbouring landscape across the estuary, but Pwll itself lies outside the Gower AONB, so the rooflight rule that applies inside the AONB does not apply to a house here. The ordinary conditions for permitted development are the test instead, applied in the same way to every house, and the planning guide for rooflights in Wales lists them in one place.

Flats and maisonettes never had the householder rights to lose. For a house they can still disappear, through an Article 4 direction that the council has made or through a condition on the permission the house was built under. A listed house needs listed building consent for a rooflight that affects its special character, and that consent is applied for through the local planning authority. Cadw recommends which buildings are listed and publishes their records in Cof Cymru, so you can look an address up before you plan anything, and the council can confirm what it finds.

When a house sits on the edge of the rules, the council's planning team can offer a view. A Lawful Development Certificate turns the view into a formal answer, and having one on file helps if the house is sold.

Building Regulations follow planning. Cutting a fresh opening in the roof will generally call for approval, because the structure changes, the unit adds load and, near a boundary, fire performance has to be weighed. You choose between Carmarthenshire's building control service and a registered building control approver, and where the work is notifiable we handle the Building Regulations notification for you. The Building Regulations guide for Wales has the rest.

Glass for houses that look out

An extension built to face the estuary is the likeliest place for a roof lantern, because the pitched glass lifts the ceiling and gathers light from four sides. A builder's upstand carries it, and lantern maker Brett Martin recommends building that upstand level; the lantern will accept a slope of up to 5°, though the maker expects the result to look lopsided. If the lantern forms part of a new extension, the planning route is something we check with Carmarthenshire County Council during the survey. The roof lantern page covers how one behaves in the wet.

A flat roof rooflight is the lower option, and a large one lets the sky into a room without raising the ceiling line. In Approved Document L (Wales), a new or replacement rooflight on a kerb should reach 2.2 W/m²K, and the calculation covers the whole developed surface of the unit. That surface can be bigger than the hole it fills, which is worth knowing when comparing quotes.

In the loft, a room under the slope can have the estuary air through an opening roof window. A top-hung window and a centre-pivot swing differently, and an open sash brings in the estuary air either way, and the difference between centre-pivot and top-hung is worth reading before choosing. A new or replacement roof window in an existing home should reach 1.4 W/m²K, or Band B on the Window Energy Rating scale.

Old glass that has misted between the panes can be handled without touching the rest of the roof, and our guide to why rooflights mist explains what the failure is. A terrace outside a seaward extension can have a walk-on rooflight set into it, which lights the room below and leaves the terrace usable. After a storm the surface is wet and the footing matters, so the finish is chosen with that in mind.

High glass over a stairwell or a double-height space is hard to reach, and an electric opening rooflight answers that. Where the window is a VELUX solar or electric one, its own sensor shuts the sash at the first rain, so nobody has to watch the stairwell window. Inner rooms need a different answer. A landing or bathroom with the loft overhead and nothing but internal walls around it can take a sun tunnel: a small dome sits on the roof, and a tube hands the daylight down to the ceiling.

However the house faces, we begin each job with a free survey and put a fixed written quote in your hands afterwards, and the work is covered by a 10-year workmanship guarantee in writing. Phone 01792 929062 or send the enquiry form.

Lantern

  • stands on a builder's upstand
  • pitched glass drains onto the roof around it
  • adds height to the room beneath

Flat rooflight

  • sits on a kerb above the roof
  • depends on the roof's fall to shed water
  • keeps a low line over the ceiling

Pwll questions, answered

Is Pwll inside the Gower AONB because it looks across at Gower?

No. Gower is a view from the village, across the water of the Burry Estuary, and the village is outside the boundary. The AONB rule for rooflights depends on where the house stands, so Pwll addresses follow the ordinary conditions for a house.

Can a lantern go on an extension that faces the estuary?

Planning decides it. Setting a lantern onto an existing flat roof raises a question for the council, and one built into a new extension is a different case that we check with Carmarthenshire County Council at survey. Our guide to lanterns and planning in Wales explains the position.

What keeps wind-driven rain out of a roof window?

The flashing, which overlaps the covering above the window and below it. Rain pushed up the slope meets several laps before it reaches the frame. An open sash is the weak moment, and a rain sensor on an electric window closes it. Because the window is the one part of the roof that moves, the way it is fitted deserves a close look at survey, and the rooms below it show quickly if it was not fitted well.

Which opening style suits a loft bedroom with a view?

A top-hung window hinges at the head, so the bottom edge swings outward, and a centre-pivot turns around its middle, which gives a different relationship with the view. The roof's pitch and the height of the sill above the floor settle which is comfortable, and a low eave favours the style whose open sash leaves headroom.

Do you work in Burry Port and Five Roads?

Yes. Both are inside our working area, along with Llanelli and Trimsaran, and each has its own page.

Why plan the kerb's fall before a flat rooflight is ordered?

Water leaves the glass only if the roof lets it, and the glass cannot make up for a roof that holds it back. Rainclear advises a kerb slope of 5° at the least, and a roof laid dead level has to be adjusted before the rooflight is set on it. The same job is easier to quote when the fall is known in advance.
