Skylights and rooflights in Llangynwyd

Llangynwyd on its hill: a church village with a mapped conservation area, where the glass has to suit the roof and the roof has to suit the rules.

A steamy bathroom under a Llangynwyd roof

Take a house on a hilltop and a bathroom in its loft. The shower runs, the room fills with steam, and the cold inner face of the roof window turns it back into water. That small cycle, repeated daily, is where a rooflight earns or loses its reputation.

Glazing that holds its inner pane warmer gives the steam less to condense on. VELUX lists laminated safety glass and an easy-clean coating among the options for its roof windows, and each depends on the model and glazing variant chosen. Where the window sits above a bath or shower, the glass is worth choosing carefully, because it gets more use than any other pane in the house.

Steam also needs somewhere to go. An extractor that keeps running after you step out, or a window that opens, takes the damp air away before it settles in the reveals and on the paint. A sash that opens suits this room better than one that stays shut.

On high ground, a roof can meet the wind more directly than one tucked into a hollow, and wind is what drives rain up a slope and under the coverings. That puts all the weight on the flashing. It has to be laid in step with the coverings beside and below it, course by course, so that water is passed from one to the next and out past the frame.

Out on the slope, rain is a simpler matter. Water runs down the tiles or slates and passes round the window through the flashing, and the whole job depends on that flashing being laid properly in step with the coverings around it.

Cleaning comes last. A bathroom window that is hard to reach gets dull, and Pilkington lists roof glazing among the places its self-cleaning glass can be used: its coating works by daylight breaking dirt loose, with the next shower carrying it off.

Church, castle ruins and an old pub on the hill

Llangynwyd is a village and electoral ward in Bridgend county borough. The name points to a hilltop settlement with a church dedicated to St Cynwyd, son of Cynfelyn, and the church is said to have been founded by him in the 6th century. The village was part of the medieval commote of Tir Iarll, and today it holds the parish church, the ruins of Llangynwyd Castle and the Old House, a pub dating from 1147 and counted among the oldest in Wales.

For a roof, a history like that says little. Houses of different ages carry different roofs: steep slate, flatter tile, a flat-topped rear addition, a loft under a hip. The streets themselves can stay out of it. Your own roof is what counts, and it gets looked at in person.

The road distance from Swansea is 17 miles, to the east, which keeps Llangynwyd well inside our working radius. Maesteg, Bettws, Bridgend, Pontycymer and Llangeinor are also on our list of places we fit rooflights.

On an older house, the question to ask first is what the roof is made of and whether it can be opened without harm. A slate slope takes a roof window if the slates are lifted and relaid with care. A loft with old timbers needs a look from inside as well as out. Both are things a visit settles, and a visit costs nothing.

After the visit comes a fixed written quote, which you can think over at leisure.

An older roof may have been altered already. A rear slope may have been re-covered, a loft may have been floored, a chimney may have come down. Mention any of that when you get in touch. It tells us where to look first on the day, and it saves time for both of us when the roof is studied from the loft hatch and from the garden.

A mapped conservation area, and what follows from it

On the Welsh Government's map of conservation areas there is one called Llangynwyd, with its boundary some 947 metres from the village reference point. The map is not property-level. Whether a given house falls inside the line is a matter for its exact address, and the council's own conservation and design page is where to look it up.

The consequence is plain. In Wales, putting a rooflight into a roof slope within a conservation area needs planning permission. So for a house near the line, the order of events is address first, product second.

A house outside any such area, and any listed status, may have an easier route. The Wales planning page on skylights sets out the conditions, and the council's planners can add their own view. A certificate of lawful development, issued by the council, answers it formally.

The other cases are quickly listed. A flat or maisonette lies outside householder rights entirely. An Article 4 direction can remove them from an area, and so can a condition on the house's original permission. A listed house needs listed building consent where the work affects its character, and for Llangynwyd, as anywhere, that is applied for through the local planning authority.

Building Regulations are a parallel track. A new rooflight generally needs approval, and you may pick local authority building control or a registered building control approver. Exchanging an old roof window for a twin of it still counts as building work. Where work is notifiable, the notification to your chosen body is something we deal with.

Listed status is a separate check. Cadw, the Welsh Government's historic environment service, publishes each listed building's record in Cof Cymru, so you can look up whether a house is on the list. Cadw also notes that replacing traditional windows with uPVC on a listed building will not normally be acceptable, which is worth knowing before any window is chosen for an old frame.

For a house inside a conservation area, the planning application comes first. The conservation rooflights page describes the sort of window designed for older roofs, and the conservation-area planning page goes into the application itself.

The village's oldest buildings sit in this picture too. The church was founded by St Cynwyd in the 6th century, and the Old House, a pub dated to 1147, is counted among the oldest in Wales.

BATHROOM:

LANDING:

REAR ROOM:
glass on a kerb

Bathroom, landing and a room at the back

Back to the bathroom, because it is the room that works a roof window hardest. Above a bath or shower, a roof window gets steamed every day. Under Approved Document L (Wales), a new or replacement roof window should reach 1.4 W/m²K, or Window Energy Rating Band B, and the better the glass the less the pane sweats.

An electric opening rooflight comes into its own where the glass is high and the room is steamy. A wall switch or a remote opens it, and nobody climbs on the bath edge with a pole.

A landing is the darkest part of many houses, especially where a bedroom sits over the stairs. A sun tunnel takes daylight from the roof through a tube to a ceiling diffuser. The route has to dodge pipes, joists and a tank, so the tube suits some houses better than others.

At the back, a kitchen or a garden room with a flat roof can take glass set on a kerb. A flat roof rooflight should reach 2.2 W/m²K. A roof lantern is the taller option. Brett Martin's technical note for its lantern specifies a builder's upstand with a height of at least 150 mm, recommending that it be built level. Setting a lantern on a flat roof that is already built usually means a planning application, and Bridgend is the body we ask. A lantern in a new extension is a different question, and it too goes to the council.

A dormer bungalow or a converted loft adds one more question. A roof window gives escape only where it is sized and placed as an escape window, and Approved Document B (Wales) governs that. Our roof window Building Regulations page covers it in full.

A rooflight with moisture inside its panes has a failed seal. Misted rooflights are cured either by fitting fresh glass in the old frame or by replacing the whole unit, and both are jobs we take on.

Llangynwyd questions, answered locally

Is the Llangynwyd conservation area likely to affect a roof window?

It can. A new rooflight in a roof slope inside a conservation area needs planning permission in Wales. The mapped boundary is only a guide, so the address decides, and the council's planners can tell you which side of the line a house sits.

Can a window above a bath be fitted with an opening sash?

It can, and an opening sash helps in a steamy room because you can clear the air quickly. The sash can be hand-operated or electric. Where the glass is out of reach, a motorised opener spares you the pole.

What if my old roof window has misted between the panes?

That points to a failed seal in the sealed unit. You can fit new glass in the old frame or replace the whole rooflight, and the frame's condition tips the balance. A note of the size and a few photographs help when you get in touch.

Who approves the building work on a Llangynwyd house?

Either Bridgend's local authority building control or a registered building control approver, whichever you choose. Planning stays with Bridgend County Borough Council, which looks at appearance and effect on the area.

Do I have to pay anything for the first visit?

No. The survey is free, and the fixed written quote comes after it. Ask for a survey here.

Which roof window suits an old loft that is steep and narrow?

The shape of the loft decides. A top-hung window opens from the bottom edge, and a centre-pivot turns on its axis, so the headroom under each swing differs. We compare the two for your room, and the centre-pivot or top-hung page sets out the difference.
