Skylight and rooflight fitting in Pontyates

Rain on both sides of the Gwendraeth Fawr

Pontyates is built along the banks of the Gwendraeth Fawr, on hilly ground, with houses on both sides of the valley. Roofs on one side look across at roofs on the other, and a slope facing one way gets a different afternoon from its neighbour over the water. Each roof deserves its own look before any glass is chosen for it.

The plainest trouble belongs to a garage conversion or a back extension with a level roof. Water wants to stay put there. A dip beside the kerb, an outlet clogged with leaves or a surface that tilts toward the frame leaves a puddle against the glass, and a puddle still there after the shower has gone is how a rooflight picks up a bad reputation. Rainclear's installation guide for flat glass rooflights recommends a kerb sloped by a minimum of 5° so that pooling stays down, and manufacturers generally recommend some fall so the water has a direction.

A pitched roof asks for something else. Wind pushes rain up a slope, so the flashing around a window set into it has to tuck beneath the slates or tiles higher up and lap over those lower down, leaving no open seam for the wind to find. A roof window cut into the slope of a house on a valley side is judged by exactly that seam.

Indoors, cooking vapour and shower steam gather on the coldest surface they can reach. Glazing built to Approved Document L (Wales) keeps its inner face warmer than a tired old unit manages, and a vent or an extractor that gets switched on gives the damp air a way out.

Then there is the outside face. Grime builds up on glass that nobody can reach with a cloth, so put it where a pole or a ladder can get at it. The other route is self-cleaning glass. Pilkington names roof glazing as one application for Pilkington Activ, a coating that relies on daylight and rain to loosen and wash off dirt, which suits a pane over a stairwell or a pitch that is awkward to climb to.

These are patterns for each type of house. What your roof will take is a matter for the survey.

A valley village with a canal under its history

Pontyates sits in the Gwendraeth Valley, halfway between Carmarthen and Llanelli, and it straddles two communities. The Welsh form of the name is Pont-iets. Census 2021 recorded 1,475 residents for Pontyates as a built-up area. The village is mainly linear, strung along the valley instead of gathered around a square.

Coal shaped it. Anthracite collieries worked here from the 17th century onwards, among them Caepontbren, Plasbach and Gwendraeth. Thomas Kymer's canal, built between 1766 and 1768 to carry coal to the ports, was extended to Pontyates in 1824. A railway replaced the canal from 1866, and from 1909 the village had a station of its own, run by the Burry Port and Gwendraeth Valley Railway company. Because the line followed the old canal route it was prone to flooding. The station closed in 1953.

After the Plasbach and Gwendraeth mines shut in 1928, men from the village found work at Carway Fawr, Ponthenri and Pentremawr. Pontyates is built on the banks of the Gwendraeth Fawr, on largely hilly terrain.

By road Pontyates is 19.12 miles from Swansea, to the north-west, comfortably within the 30 miles we work across. The nearest neighbours we also serve are Pont-henri and Carway.

On any of these streets, ask first what shape the roof is. A pitched slope can take a window that lies flush with the slates or tiles. A level roof can take glass raised on a kerb. Terraces of that era tend to be narrow in plan, so the back slope is usually where daylight can be added. That is a pattern for the type of house, and only the survey says whether your own roof follows it.

Houses of any age get altered over the years, with a loft room here and a bigger kitchen there. Any room that gains a use the builder never planned may also need daylight the original windows do not give it, and the roof is often the only place left to find it.

Who decides, and what they decide

Carmarthenshire County Council takes planning questions for Pontyates addresses, and for a particular house the council has the final say. The village is outside the Gower AONB.

Where no protected land is involved, a house rooflight can sit within permitted development if it meets the limits spelled out in our Welsh planning guide. Those limits cover projection, height and side-facing slopes close to a boundary.

Flats and maisonettes stand outside that system, because householder permitted development rights belong to houses. Article 4 directions let a council remove them from houses in a named area, and a single property can lose them through a condition written into its first consent. The planning team can tell you whether either applies at your address. For formal certainty before work begins, a Lawful Development Certificate can be applied for from the council.

Building Regulations are a second track beside planning. A new rooflight generally needs approval, since making the opening usually alters the roof, which must then take the new unit. Where the work is notifiable, we handle the Building Regulations notification with local authority building control or a registered building control approver.

Listed buildings need their own consent. Work that would change the special character of a listed house calls for listed building consent, which you apply for through the local planning authority, with Cadw consulted. Do not assume a rooflight on a listed house is acceptable because it is small or sits at the back.

Light for the rooms that miss it

A converted garage shows how much a level roof matters. It was built with a door and perhaps one small window, so it can feel like a cupboard until a flat roof rooflight goes in above it. The kerb and the fall decide whether that glass is dry and clear after the next downpour or sitting in a shallow pond of its own.

Landings in terraces pose another question. With a loft above the stairs and a wall on each side, there is nowhere obvious for a window, so a sun tunnel is worth a look. A modest dome outside, a mirrored tube and a frosted disc at ceiling level bring daylight down the stairs, and rain slides off the dome's curve.

A back bedroom under the slope suits a roof window. Where VELUX supplies a roof window as electric, the rain sensor is built in and closes the sash as soon as rain arrives, which helps in a room aired while the household is out. A bedroom under the slope can hear every shower, so ask about the quieter glazing VELUX lists as rain noise reduction, which depends on the window variant.

An old unit with mist trapped between the panes normally has a failed sealed unit, and we swap misted rooflights as readily as we fit new ones. A new or replacement roof window should reach 1.4 W/m²K or Window Energy Rating Band B under Approved Document L (Wales), and a rooflight on a kerb should reach 2.2.

Whichever room it is, give the glass a purpose before choosing its size. A kitchen needs light over the worktop, a bathroom needs air as well as light, and a landing needs only to stop being dark. Size follows from that, and so does the choice between a fixed and an opening pane.

  • no moving parts to maintain

  • can be paired with an extractor for steam

Opening pane

  • lets the damp air leave a bathroom
  • electric versions can close on a rain sensor

Asked in Pontyates

Will glass in a Pontyates garage conversion hold a puddle?

It can if the roof gives the water nowhere to go. A fall on the kerb and a clear outlet let it leave, and both get checked at the survey before the glass is picked. With those two settled, a downpour has a route off the roof and the pane stays clear when it stops.

Which council should I ask about a rooflight in Pontyates?

Carmarthenshire County Council deals with planning for the village. For the Building Regulations side you can choose local authority building control or a registered building control approver, whichever you prefer.

Our Pontyates home is a flat. Do householder rules cover it?

They do not reach flats. Householder permitted development belongs to houses, so those rules do not apply to a flat or maisonette. Read the planning guide and ask the planning team before any work is booked.

How far is Pontyates from Swansea for a survey?

It is 19 miles by road, north-west of Swansea, so it falls within our 30-mile reach. The survey costs nothing.

Can an old VELUX in the back bedroom be swapped for a new unit?

Yes, and the old one tells you the size. With the window open, the metal plate along the top of the sash carries a code for width and height. VELUX has put one on every window made after 1968, so a code is normally there to read.

What comes before a price for the work?

First the free survey of roof and room. Then a fixed written quote. Ten years on the workmanship is set down in a written guarantee once the glass is in. Use the form to begin.
