Wet slopes at the head of Bishopston Valley
The church in Bishopston stands at the head of Bishopston Valley, and it gives the village its Welsh name, Llandeilo Ferwallt, from its dedication to St Teilo. A roof here shares its setting with gardens, trees and a good deal of open sky, and rain finds its way onto the glass from every direction.
On a pitched slope, the flashing carries most of the weight. A roof window stays out of trouble when the flashing kit overlaps the tiles or slates above and below the frame, and when nothing was trimmed short to make it fit. Gusts do their worst at the join between window and covering.
On a flat roof the job changes from shedding water to moving it. A kerb with a slight fall around it, and a rooflight stood on that kerb, keeps puddles from lingering. Manufacturers typically recommend that fall, and Rainclear gives 5° on the kerb as its minimum.
Steam is the indoor version of the same problem. A bathroom roof window takes the full force of it, and a fan that runs on after the shower has finished helps. Glazing that meets Approved Document L (Wales) keeps the inner pane warmer, so there is less cold glass for the steam to settle on.
A downpour sounds louder under glass than under tiles. Some VELUX glazing can be ordered with a rain-noise-reducing build, which suits a loft bedroom, although what is offered changes from window to window. Raise it at survey and we match the glazing to the room.
Gardens bring leaves and pollen, and a rooflight under a tree collects leaves that an open roof would not. Self-cleaning glass exists too. Pilkington Activ is a coating that works on daylight to loosen dirt, so the rain carries it away, and Pilkington counts roof glazing as one of its applications.

Houses with big gardens, and a long parish record
Bishopston is a village on the Gower side of Swansea, and its name goes back to the Norman Conquest, although pre-Norman names for the place vary. Its Welsh name is Llandeilo Ferwallt, and it has also been recorded as Llanmerwallt and Llancyngur Trosgardi. The church at the head of the valley is dedicated to St Teilo, who gives the village the Welsh name.
Census figures show the scale of the change. In 1801 the first census of England and Wales reported 303 people living in 73 houses in the parish. By 1931 the population had risen to about 1,500 people in 369 houses, and in 2001 the village had 3,341 people. Most houses are described as detached or semi-detached, with large gardens.
The electoral ward is wider than the village centre. It takes in Barland Common, Caswell, Clyne Common, Manselfield, Murton and Oldway, as well as Bishopston itself, and the village has a hotel and cafe, three public houses, a petrol station, retirement homes, a post office, church halls, a sports hall, a gym and a medical centre.
Houses of that shape tend to have more roof to choose from than a terrace does. A detached house can take roof windows on more than one slope, and a semi-detached house usually has a back slope where a single window or a pair would sit. Those patterns belong to house types in general. The roof on your own house is what counts, and the survey settles it.
Bishopston lies 6.75 road miles from Swansea, towards the south-west. Mumbles and Southgate are near, and we fit and replace rooflights there as well.

Gower rules, and a mapped conservation area
Part of Bishopston lies inside the Gower AONB, the peninsula's protected landscape, and the word part matters. In Wales, adding a rooflight to a roof slope is not permitted development on a house in a conservation area, in the Gower AONB, in Bannau Brycheiniog National Park or in a World Heritage Site, so a house inside the boundary needs a planning application. A house outside it follows the ordinary conditions in our planning guide for Wales.
Which side of the line your house falls on is a question about the address. The council keeps an AONB page, its planning team can confirm the boundary for an address, and the City and County of Swansea Council handles the application itself.
A conservation area named Bishopston appears on the Welsh Government's map, with its boundary a few hundred metres from the centre of the village. The map shows boundaries only, and it does not settle any individual house, so the council's conservation areas page is the place to check. A rooflight on a house inside a conservation area needs planning permission as well.
On a listed house, a rooflight that would affect the building's special character needs listed building consent under the Historic Environment (Wales) Act 2023. Cadw describes consent as covering work inside and out, and it advises that even minor changes can need it.
If a house has lost its permitted development rights through an Article 4 direction or a planning condition, the same applies. Flats and maisonettes were never given them. A word with the council, or a Lawful Development Certificate where proof is needed, closes the question before the work starts.
Planning and Building Regulations run side by side. Cutting a brand new opening will generally bring building control in, since the roof framing will usually need altering, and the new unit adds load. Where the work is notifiable, we handle the Building Regulations notification with local authority building control or a registered building control approver.

Glass that suits a Gower-edge house
Inside the AONB or the conservation area, the look of the glass counts in the planning decision. A conservation rooflight is the type designed with period roofs in view, so raise it with the council before a design is settled. For a replacement on an older home of architectural or historic interest, Approved Document L (Wales) allows a fallback of 1.2 W/m²K centre-pane, or low-e secondary glazing, where a window cannot reach 1.4. There is no such allowance for rooflights.
A large garden suggests a large extension, and a large extension suggests a lot of glass. A flat roof rooflight over a garden room lets light in from above without taking wall space from the garden view. Approved Document L (Wales) puts the limit for a rooflight at 2.2 W/m²K, counting the kerb when it arrives as part of the same assembly. We do not apply that figure to a lantern. If a lantern is planned for a newly built extension, the council is asked what rules apply.
Loft rooms are where roof windows earn their keep. A roof window that opens gives fresh air, and the choice between top-hung and centre-pivot is about reach: a top-hung sash opens up and away, while a centre-pivot turns so you can clean the outside pane from inside. The laminated inner pane that VELUX offers as safety lamination holds glass together if it is broken by accident, and some of its windows offer it.
A bedroom in the roof can start life as storage, and the glass that makes it a room is the roof window. Sizing it from the floor matters: the sill height decides whether you can look out when seated, and the pitch decides how far the sash opens before it meets the slope.
For a loft room nobody can reach from a ladder inside, electric opening is worth pricing. The solar and electric VELUX windows are the ones with a sensor that detects rain and closes the sash, which suits a loft room left aired.
A loft conversion also has fire-safety conditions: the stairway protection and the escape window for a new upper room are in Approved Document B (Wales), summarised on the Welsh Government's fire safety page.
Where roofs are low, pitch limits the choice. One VELUX roof window is made for roofs pitched between 10° and 20°, so a shallow roof wants measuring before any window is chosen.
Ventilation is part of any window replacement. If the frame being removed carried trickle vents, the replacement should have vents that are no smaller, set by hand or automatically, except in a house with continuous mechanical supply and extract ventilation. A bathroom or kitchen without vents on the old window is a different case, and the survey looks at it.
A dark landing or bathroom in a house with a deep plan can take a sun tunnel, which carries daylight from a small dome through a mirrored tube. It needs a clear run through the roof space, which a loft conversion may have used up.
A unit fogged between its panes usually has a failed seal, and misted rooflights are on our replacement list as well as new installs. A replacement is also the moment to look again at where the unit sits, since a rooflight under overhanging branches collects leaves, and a move of a metre can save a lot of wiping.
The order never changes. Survey first and free, then a fixed written quote, and the 10-year workmanship guarantee is handed over on paper at the finish. Phone 01792 929062 or use the survey request form.

What Bishopston homeowners ask
Is every house in Bishopston inside the Gower AONB?
No. The village is partly within it, so one house may be inside the boundary and its neighbour outside. The council can confirm where the line runs, and the address is what decides.
What changes if my roof window plans fall in the conservation area?
The route changes, because a new rooflight on a roof slope in a conservation area needs a planning application in Wales. The Welsh Government's map shows a Bishopston area, though it says nothing about individual properties, and the planning guide explains the wider picture.
Which council handles the paperwork for a Bishopston rooflight?
The City and County of Swansea Council, for planning and for listed building consent. For Building Regulations you can use its building control team or a registered building control approver.
How do I choose between top-hung and centre-pivot for a loft?
Think about headroom and cleaning. A top-hung sash swings up and clear of your head. A centre-pivot turns through its middle, which lets you reach the outer glass from indoors. The roof pitch and the room's layout usually settle it.
How far out of Swansea is Bishopston?
Bishopston sits 6.75 miles by road from Swansea, to the city's south-west. The area we cover runs to 30 road miles, over Carmarthenshire, Neath Port Talbot and Bridgend as well.
What do I get before agreeing to the work?
